STR Tracker (the "App") is a record-keeping tool only. Nothing in the App — including hour thresholds, progress indicators, labels such as "Met" or "Not yet," reports, or any other content — constitutes tax, legal, or accounting advice, and nothing in the App creates an accountant-client or attorney-client relationship.
References to figures such as "750 hours" (real estate professional status) or "100 hours" (a material participation test) are simplified summaries of complex provisions of the U.S. Internal Revenue Code and Treasury Regulations (including IRC §469 and related regulations). Whether you qualify for any tax status or deduction depends on many factors the App does not and cannot evaluate, including the nature of your activities, participation of other persons, average rental periods, and your overall tax situation. Tax law and its interpretation change frequently.
You are solely responsible for the accuracy, completeness, and truthfulness of every entry you record. The App displays and formats the data you provide; it does not verify it. The IRS and courts decide what documentation is sufficient — generating a report with this App does not guarantee that your records will be accepted in an audit or any other proceeding.
Before taking any tax position, including positions related to short-term rental activities, material participation, or real estate professional status, consult a qualified tax professional (CPA, enrolled agent, or tax attorney) who can evaluate your individual circumstances.
STR Tracker is designed to help you quickly generate a report of your logged hours for a tax year — it is not a permanent archive of your files. On the Basic plan, your data for a completed tax year is permanently deleted on September 15 of the following year (the extended filing deadline). This means a Basic-plan user retains at most two tax years at a time: the current year and the previous year until September 15, after which the previous year is erased. It is YOUR responsibility to export and save your report (PDF or Excel) for each tax year before that date. We will show in-app reminders and may send email reminders in advance, but deletion will proceed regardless of whether you have exported. A Premium subscription removes this limit — your history is kept indefinitely and file/storage limits are increased. STR Tracker is not liable for records you did not export before deletion.
